The Exclusive 5 bedroom Villa Gold is situated on a gated hilltop above Chaweng Noi Beach, amongst spectacular coconut groves and beautiful panoramic views.
In Chaweng Noi, east coast of Koh Samui, 10 minutes drive from the airport, 2 minutes from the beach and 4 minutes from Royal Samui Golf and Country Club.
The picturesque beach at Chaweng Noi is only 2 minutes away and has a fine selection of traditional Thai restaurants.
The villa is designed and finished to the highest European standards. Features include a spacious infinity pool, terraced area and gardens. Inside, jacuzzis and wood paneled ceilings accent the open-plan living and dining area to create an air of spaciousness and a seamless blend of indoor and outdoor living.
Extensive woodwork, stonework and granite, highlighted with water features, fountains, ponds and rock gardens create a real sense of luxury and comfort.
The villa features 24 hour security and a concierge service which takes care of all your requirements in Koh Samui and beyond.
Another exclusive feature is the use of our 37 foot power boat to tour around Koh Samui, the surrounding islands and the beautiful marine park.
Daily rates from US$ 800 to US$1,400 for the entire house or US$500 to US$700 for 3 bedrooms (in intermediate and high seasons only.
Daily rates include a full time Thai Chef (food cost on Guests account). Food & wine supply on purchase cost plus 15% handling/admin, or minimum 500 Baht handling fee per shopping.
Minimum stay of 3 nights (14 nights over Christmas and New Year, 5 nights for High and Prime seasons).
Rates shown are for a maximum of 10 (ten) Guests (including children). Extra bed will be charged at US$50 per night
Daily Rates and extra beds are subject to 10% service charge and 7% tax
Airport transfer: US$ 35 (plus tax) per trip for a maximum of 7 passengers in private mini bus or luxury car.

Terms & Conditions:
All villas have room safes and mini bar fridges. They come equipped with flat screen TVs, DVD/VCD players, 56 channels satellite TV, ADSL WIFI connections.
Rates are inclusive of :
House keeping, and all linen.
Thai cooks and extra staff are available. Charges apply for meals other than breakfast.
No wheelchair access is available.
No pets allowed.

Terms & conditions:
All bookings are made with The Management Company acting on behalf of the owners. The payment of any deposit for the rental rate shall be taken as acceptance of the following conditions.
Confirmation of Availability and Rates
The Management Company will confirm availability, daily rates and the deposit required. Bookings are normally for a minimum of three nights.
An initial deposit of fifty percent (50%) of the total rental will confirm a booking.
If funds are not received within seven banking days the reservation shall be considered as cancelled and cancellation charges will become payable.
The Management Company may then allocate the Villa to another client.
The outstanding balance must be paid at least 30 days before the day of arrival, unless otherwise specified.
The Management Company reserves the right to cancel the booking if the balance is not received by the due date. Cancellation charges will apply.
The whole amount of the Villa rental is to be paid at the time of booking if rental is to commence within 30 days.
Payment should be made either by international bank transfer to The Management Company denominated corporate account or the Company’s Credit Card Merchant Paypal.
A security deposit of $US500 is required with the payment of the balance to cover the cost of any damage or breakage’s the use of telephones and other services. The security deposit will be returned at the time of departure, less any such costs.
Cancellation and amendments
Notify The Management Company in writing or by email of any change or cancelled booking.
The following cancellation charges are applicable:
Cancellation 30 days or more before arrival date:
All Payments are forfeited but credited for 6 months from the date of the cancellation for a future booking of the same villa.
Within 30 days of arrival date:
All rental payments are forfeited.
A booking will be deemed cancelled if The Management Company does not receive the balance of payment by the due date and the above charges will apply. If the dates of the booking are changed this may also be regarded as a cancellation of the original booking and cancellation charges may apply. Normally no refund is available for early departure.
Amendment To Booking:
A $100 Administration fee will be charged by The Management Company for any change to the booking confirmation that has been issued. Acceptance of any change is subject to approval by the villa owners.
Currency & Tax Fluctuations
Should the Thai Baht fluctuate against the US dollar by more than 10% .The Management Company reserves the right to adjust the contract rate. Should the government tax rates increase or should a new tax be initiated,The Management Company reserves the right to adjust rates accordingly.
All guests must be listed on the booking form. If the number of people staying at the property exceeds that on the booking form or the maximum capacity of the villa The Management Company may ask $US50 per day for the extra person or persons to vacate the property.
Please note that no pets are allowed.
Arrival & Departure times
Arrival time is 2:00pm and departure time is 11:00am.
Early arrival and late departure times should be notified upon booking and will be dependent upon availability of the villas.
Flight number/arrival and departure details must be notified to The Management Company to ensure airport transfers timings are correct.
House keeping and gardening services are available in all villas.
Additional services such as those of cooks and/or drivers can be sourced. Provision of such services depends on availability. Please give ample notice and we shall try to assist.
Rates for the above services are available on request and are levied separate from rental charges.
Linen & Towels
Linen and towels are provided.
Bed linen is changed every three days.
Towels are changed daily.
If more frequent changes are desired, extra charges may be levied.
Each villa has laundry facilities. Outside laundry services are also available and must be paid at the time incurred.
Safes are provided in all villas. Any personal valuables are the client responsibility and at ones own risk.
Neither The Management Company nor the owners nor the staff is responsible for loss or damage.
The person paying the deposit for the villa rental is responsible for the correct behaviour of the Guests staying at the Villa.
Any guest not behaving in an appropriate manner will be asked to vacate.
As part of this agreement all Guests are required to take due care when residing at the villas and to adequately supervise children.
Most villas are not suitable for children under the age of fifteen due to the location of swimming pools, steps and often steep landscaping.
Damage or injury arising shall not be the responsibility of The Management Company.
It is a condition of the booking that the entire party is covered by comprehensive travel and health insurance.
No claim can be made against The Management Company or the owners of the rented properties by Guests related to the use of the Villas or third party services.
The Management Company shall not be responsible for any delay, additional expense or inconvenience caused directly or indirectly by events outside of their control.
The property descriptions provided by The Management Company are made in good faith.
The Management Company accepts no responsibility for any modifications made by owners that are not mentioned.
The Management Company does not accept responsibility for the breakdown of the supply of water or electricity or other mechanical problems.
The Management Company will use its best endeavours to rectify any problems. If there are any problems contact The Management Company immediately. It must be understood that local infrastructure and standards are often of a less developed nature.
Any problems must be notified to The Management Company within 24 hours of occurrence and must then be notified in writing to The Management Company before departure. If the Villas is vacated before the end of the rental period without mutual agreement this may result in the loss of all rights to compensation.
Changes or cancellation by “The Management Company”
Though it is unlikely that The Management Company will have to make any changes to confirmed arrangements, it may occasionally happen, Guest will be advised you at the earliest possible date.
If “The Management Company” is unable to provide you with the Villa booked, “The Management Company” shall reserve the right to cancel the reservation.
For example if the property is rendered unusable The Management Company will endeavour to locate a suitable property.
No guarantee is given that this can be done. If this is not possible, a refund in full, less any bank charges, will be reimbursed from the amount paid.
The Management Company shall not be liable for any further obligations or claims by the client.
